July 2026 - Nuggets - Tips and Techniques

Well, it’s been somewhere in the neighbourhood of 13 years since I first rolled out the weekly video series ‘Tips and Techniques’. The videos covered a vast array of topics: legal issues, regulatory issues, new real estate forms, speciality clauses, best practices, potential problems to avoid, and agency issues. The list goes on and on. With over 46 years as a licenced realtor and over 42 as the Broker of Record/Owner of a large real estate company, there have been a lot of situations crossing my desk over the years. The series was primarily geared to licenced realtors, and my target audience was the agents within my own offices. They were sent out on a weekly basis, as I say, and the media was e-mail. I should say that we departed from the topical format once a month and dedicated one ‘broadcast’ to Anniversaries and Awards. In this monthly broadcast, we would showcase the agents who were celebrating an anniversary of their start with RE/MAX Garden City that month and also each agent when they achieved a production plateau, be it 100% Club, Platinum Club, Chairman’s Club and so on. Then about a dozen years ago, with the introduction of D.L.C. Easy Street Mortgages, we added these outstanding mortgage agents to our monthly Anniversary and Award Announcements. Then somewhere around 8 years ago, and in response to requests from real estate agents who did not work for RE/MAX Garden City but who had heard about the series, we added any Niagara Board member who was interested in receiving the email blast. I felt that it was one way I could ‘give back’ to the industry that has been such a big part of my life for almost half a century, and at the same time, if I could contribute to the overall professionalism of the industry and help agents avoid costly mistakes, why wouldn’t I do that? While these videos are primarily aimed at licenced agents, there is content that is of value to the general consumer and can be accessed on our website remaxgc.com. Expanding on what’s been done over the past many years, I’ve decided it wouldn’t be a bad idea to develop a new series aimed more to the real estate consumer, and in a more accessible format on social media as a Vlog. This, of course, will present a new challenge for me: brevity. Currently my videos run in the 8-10 minute range but can run, depending on the topic, up to 12-13 minutes in length. That just won’t work on social media. I’m told the sweet spot for Vlog’s on Facebook or Instagram, for example, is in the 2-3 minute range. Topics won’t be a challenge. Although at the time of this writing I haven’t done my first such video yet, I’m planning on covering ‘self-represented parties’ first, followed by ‘wet basements’. No, topics won’t be the challenge, but squishing it all into 2-3 minutes might be. Keep your eye out for these weekly posts to Facebook and Instagram. I hope you find them informative and helpful.
