They say knowledge is power. And today, with all the ways information is collected, there’s a lot of knowledge that is available at the click of a button or mouse. Recently, here at RE/MAX Garden City Realty, we put our training centre to good use once again with a seminar put on by Geowarehouse. Theresa Corindia was the presenter who fought traffic coming in from Toronto to put on the seminar, and she did a splendid job. Geowarehouse isn’t new of course. It’s been available to realtors for years. But with all the new information sources available, the system is constantly being updated with new searches being introduced. When we think of Geowarehouse, we think of the title. Somewhere in the vicinity of 30 years ago, the way property title is held in Ontario was converted from Land Registry to Land Title, with the province guaranteeing the title. Geowarehouse was very involved in that process and in tracking the information ever since the title changed hands. So, we can pick a geographic area and search any property by municipal address, PIN number or even owner’s name, and a ton of information will pop up. Last sale, sale price, current owner, past owner, size of lot, assessment and taxes. A lot of history. You can also have a look at the property and the neighbourhood. And if trees are in the way, opt for a fall or winter shot, which affords a better view. Within the mapping area, one of the new features is a division into smaller neighbourhoods where the average sale price can be tracked. But more than that, you can check the price change over the last month, three months, year, and see how one neighbourhood compares to another in price stability. You can see visually where the pricey neighbourhoods are and where the entry-level price points exist. On and on the information goes. Relative turnover in one neighbourhood compared to another. The percentage of homes that are rentals compared to owner-occupied. You can search a name, either personally or corporately, and you’ll get a list of properties owned by that individual or entity. Pull up any property and see what, if anything, is registered on title. And when I say anything, I mean things from mortgages and liens to right-of-ways and easements. You can check zoning and find out not only the current zoning for that property but also what specifically that zoning allows. The reports will flag any cautions on title, including tax arrears and actions in progress under the Land Bankruptcy and Insolvency Act. I could go on and on. The information just seems to be endless. Not only is this information available via the realtor’s membership in Geowarehouse, but a number of detailed documents and reports can be purchased during the search. Title deeds. Mortgage documents. Registered easements. A lot of information to help both realtors and their clients determine a realistic sale or purchase price, best timing. Most sought-after areas. Possible restrictions on the title which could impact future intended use. A lot of information that can be immensely helpful in the listing and sale process. Yes, knowledge is power and thanks to Geowarehouse, that power is easily accessible to the realtor navigating the
